Eight phases. You’ll always know which one you’re in.

The mortgage process only feels chaotic when nobody tells you what’s next. Here is the whole thing, with the person on The Jordan Team responsible for each phase and how long it usually takes in Fort Bend County.

The conversation

What you’re trying to do, roughly what you earn and have saved, and what you’re nervous about. We tell you which programs fit and what a real pre-approval will need.

Pre-approval

Mandie24–48 hours

You apply through Fairway’s secure portal and upload pay stubs, W-2s, bank statements and ID. Mandie reviews everything the way an underwriter will and issues a pre-approval letter you can actually make an offer with.

House hunting

You + your agent · Trey on callDays to months

Send any address and we’ll price the real payment — Fort Bend tax rate, MUD, insurance estimate — in minutes. Your pre-approval letter gets updated to match each offer.

Offer & option period

Leo5–10 days

Under contract in Texas means an option period for inspections. Leo locks in your loan file, orders the appraisal, and gives you a written list of what’s outstanding.

Processing & appraisal

Leo1–2 weeks

The appraisal is ordered, your insurance is bound, title work begins, and your file is packaged for underwriting. Leo texts you at every milestone.

Underwriting

Trey3–7 days

A Fairway underwriter reviews the full file. Conditions come back; Trey structures the answers. This is where preparation in step 2 pays off — well-built files clear quickly.

Clear to close

Leo + title company3+ business days

Underwriting signs off. The Closing Disclosure — your final numbers — goes out at least three business days before closing. You review it with us line by line.

Closing day

Everyone~1 hour

You sign at the title company, funds are wired, and the deed records. Keys. Then Chelbi sends you what you need to file your Texas homestead exemption.

Milestone communication

You never have to ask “any update?”

Every phase change gets a text from the team — to you and to your Realtor — before you think to ask. Loan submitted. Appraisal back. Conditions cleared. Clear to close. Wire instructions verified by phone. That’s the system Trey built the branch on.
