Who will I actually be talking to?

All four of us, depending on the phase. Trey structures your loan and answers the hard questions; Mandie builds your pre-approval; Leo runs your file day to day and keeps you updated; Chelbi keeps your Realtor in the loop. Trey’s cell is on every page — text it.

Is it free to talk to you?

Yes. Conversations, pre-approvals and payment estimates cost nothing and don’t obligate you to anything. You only pay lender fees if you close a loan, and those are disclosed up front on a Loan Estimate.

Where is the office and do I need to come in?

We’re at 5777 Sienna Parkway, Suite 150 in Missouri City — but almost everything happens by text, phone and Fairway’s secure portal. Most clients never come in until they want to.

Which states can Trey lend in?

Trey is licensed in Texas, Oklahoma, Louisiana, Nebraska & Maine. The team’s home turf is Missouri City, Sugar Land, Richmond, Rosenberg, Pearland, Katy, Fulshear and greater Houston.

Do you work with my real estate agent?

Absolutely — and if you don’t have one, we can introduce you to agents who know Fort Bend well. No referral fees either direction.

Money & down payments

How much do I need for a down payment?

As little as 3% on a conventional loan for first-time buyers, 3.5% on FHA, and $0 on VA and USDA. Twenty percent avoids mortgage insurance but is not required. Gift funds from family are allowed on most programs.

Are there down payment assistance programs in Texas?

Yes. TSAHC and TDHCA offer qualified buyers 2–5% of the loan amount toward down payment and closing costs as grants or forgivable/deferred second liens, and Houston and Harris County run their own programs. Income limits and other eligibility rules apply; Fairway participates and Trey will tell you quickly whether you fit.

Why are property taxes so high in Fort Bend County?

Texas has no state income tax, so local services are funded through property tax. County + school district + city + MUD commonly adds up to a 2–2.6% effective rate in newer communities. The homestead exemption lowers it once you close on your primary residence.

What credit score do I need?

FHA guidelines allow scores in the 580s; conventional generally starts around 620; the best pricing shows up in the mid-700s. If yours needs work, the team will tell you exactly which actions move it fastest.

Timing & the process

How fast can I get pre-approved?

Typically 24–48 hours once your documents are uploaded — faster when you’ve already gathered pay stubs, W-2s and bank statements.

How long does closing take?

Most Fort Bend purchases close 21–30 days after contract. Refinances usually take a similar window.

Should I wait for rates to come down?

Nobody can time rates, including us. The better question is whether today’s payment works for you. If it does, buying starts building equity now, and refinancing later is always an option.

Can I refinance a loan I didn’t get from Fairway?

Yes. Send Trey your current statement and he’ll run the real break-even math. If refinancing doesn’t help you, he’ll say so.
